Project Registration under RERA

Project Registration is a mandatory requirement under the Real Estate (Regulation and Development) Act, 2016 (RERA) for all real estate projects exceeding 500 sq. meters of land or involving more than eight apartments. As per the RERA Act, all real estate projects exceeding 500 sq. meters or having more than 8 units must be registered with the respective State RERA Authority. This ensures transparency, accountability, and legal protection for both promoters and buyers. 


Promoters need to provide title deeds, sanction plans, approvals, project details, legal certificates, financial statements, and affidavits as mandated under RERA. 


Non-registration attracts penalties, including fines up to 10% of project cost, imprisonment, or both, depending on the severity of non-compliance. 


Generally, registration is approved within 30 days if all documents are complete and compliant.
