Project Extension under RERA
Why It’s Required?
The Real Estate (Regulation and Development) Act, 2016 (RERA) mandates that every registered project must be completed within the declared timeline. However, if a promoter is unable to complete the project on time due to valid reasons such as force majeure, regulatory delays, or unforeseen circumstances, they must apply for a Project Extension with the respective State RERA Authority. An extension can be granted for a maximum of one year, subject to proper justification and submission of required documents.
The application for extension should be filed before the expiry of the original project registration period, ensuring that the promoter remains compliant and avoids penalties. Non-extension of the project registration may lead to lapse of registration, restrictions on sales, and heavy penalties. By obtaining a timely RERA extension, promoters ensure continuity of the project, legal protection, and sustained buyer confidence, while safeguarding their reputation and market standing.
